Personal name, trust, or LLC — decided with your CPA and estate attorney before an offer is written, because changing it afterward is expensive. I coordinate that conversation and keep the purchase timeline aligned with it.

A 1031 exchange runs on two deadlines: 45 days to identify the replacement property, 180 to close. The search strategy, the offer terms, and the escrow calendar are all built around them from the start.

Income that arrives as equity, royalties, or business distributions does not fit standard underwriting. The right lender is chosen before the search begins — not after a denial.

FIRPTA withholding, ITIN timing, and foreign-source funds change what is possible and when. For international buyers, this layer is settled first.
